Grading
Grading is the process of reshaping and leveling the ground to establish proper slopes, elevations, and surfaces. Done correctly, it directs water away from structures, prevents pooling, and creates the stable, even base needed for lawns, patios, and planting beds. Grading is typically one of the first steps in any construction or renovation project because it establishes how the whole site will drain.
Why it matters on Nantucket
Even on Nantucket's sandy, fast-draining soil, proper grading is essential to keep water moving away from foundations and low spots during heavy coastal storms. Good grade also helps new lawns and beds establish evenly on the island's uneven, often disturbed building sites.
In practice
Grading is the decision about where water goes, made once, before anything expensive is built on top of it. The working rule is a fall of roughly six inches over the first ten feet away from the foundation, with the finished soil surface kept well below the top of the foundation so water and mulch never bridge up against the building. Everything downstream, lawn, beds, terrace, path, inherits whatever that first decision got right or wrong.
On Nantucket the sandy subsoil is forgiving of ordinary rain and much less forgiving of the volume a nor'easter delivers in a few hours. Building sites are also frequently disturbed, with subsoil and fill spread over the original profile, so the surface can drain far worse than the island's reputation suggests. Grading well means shaping the whole site to move water to somewhere it can safely soak away, rather than solving one low spot and creating the next one a few yards downhill.
What to watch for
- Puddles that persist more than a day after rain, which point to compaction or a trapped low area
- Soil or mulch built up against siding, shingles, or the foundation
- New patios or drives that dam water on the uphill side without a route around them
- Downspouts discharging straight onto a graded slope, cutting a channel through it
